Legal Question in Real Estate Law in India

Myself and my friend having registered irrevocable power of attorney of a land. My friend is died 4 years ago.

I want to do kharedikhat for the land registrar is saying power of attorney is jointly hold so i can not do the kharedikhat.

But my advocate says my poa is valid i can do the agreement. Kindly guide me.

If Sub-Registrar is unable to understand the matter, you may contact his superiors, who may direct the Sub-Registrar to do the needful.
