who is the owner of the property?/ if the grandmother is the owner then she can will the land to anyone if not then the land has to be divided between the legal heirs.

Dear Sir / Madam,
If grandfather has gifted the property to his grandson vide a registered Gift Deed or he has written his Will that the title of the property should vest in the grandson after him, makes the grandson entitled to the property.
