Legal Question in Real Estate Law in India

Hello,

We own a flat in Vasai, Maharashtra and were trying to sell the same. We managed to get a buyer and he paid us Rs. 6 Lakhs in advance against the deal price of Rs. 36 lakhs.He wanted to register the deal and so we, trusting him, got the property registered in his name. Now, he is unable to secure a housing loan due to improper income documents of his and is unable to buy our flat. Please advise how can we cancel the registration that has been done in his name and make it in our name again? Also, what penalties can be levied on this persons failure to complete the transaction by the due date of 21st Nov. 2013?

how could the property be registered in his name on part payment of the sale price?/ you are too naive?I will need to peruse the documents before advising you .
