Legal Question in Real Estate Law in India

Hi

I have entered into a sale agreement with the owners for the resale of flat. As per the previous sale deed, the flat is owned by 'X' and his son 'Y' who is a minor. I have requested Mr 'X' to provide me a permission of court in order to sell the property partially owned by minor. He was not ready to provide me the same.

Is there any any legal way that I can enter into a sale deed with owner without having the court permission for the sale of a property partially owned by minor.

If there is no legal way to get it done how can I cancel the sale agreement made with the owner.

Dear Sir / Madam,

You can revoke the Agreement and ask the Owner to return back all the monies paid towards the purchase consideration.
