Legal Question in Real Estate Law in India

We have a land in Mount Abu. The land was on my Fathers name, however, he passed away in 1989. The land book is still with me with all the legal information. It was a land given by the government as my father was in the Royal Indian Navy. The land was given to my dad in 1986, however, I was too young to know anything about a neighbour who claims the land is his now and that my dad transferred the land on his name. I was just wondering how is that possible. Can anyone please advise me on what steps should I take as I dont have money to fight a case. I am a poor man and have a salary of 9000rs. Please advise.

Firstly, you should file an RTI application in registrar office to verify his claim. Also verify from village record whether mutation is still in your father's name or not. Do it so that further action could be decided.
