Legal Question in Real Estate Law in India

I have done legal registered agreement of my land. but now I don't want to sell that land because that time have some financial problem, and another reason for backing is that guy is not faithful. in the beginning he told me that he will pay half amount in black. now he is not ready to pay black money. he is paying only what we have put in agreement. so this is the matter. so I don't want to sell. so there is any legal procedure to resolve this case???

you have entered into a agreement to sell??serve him with the notice seeking cancellation og the agreement.
