Legal Question in Real Estate Law in Philippines

i am a lessee for a commercial lot, my lease contract will expire on january 2014, can i request for an extension because i cannot find another area to relocate my business, legally, do i have the legal right to request for an extension .of my stay in the property, how many months is allowed by law for my extension.

Yes, just negotiate with the lessor. No minimum and maximum as to the extension.Any period will do.
