Legal Question in Real Estate Law in

My mother has gifted a property to my child a minor, and has appointed me being the father and the natural gaurdian with obsolute rights without any self interest in the said property.

now being the father and the natural gaurdian of my child a minor i wish to sell the property as the said property has appreciated and has come to saturation as per my assumption and so wish to sell and deposit in the minor a/c and with the sale consideration i would again re invest in those place that are devoloping areas in the interest of my daughter , the minor, only. i am also a government servant and have a property in my name and hence selfsufficient.

my mother who has gifted the said property is also alive and is staying with me only.

in this regard kindly give me your opinion. any thing has to be done before selling.

being a guardian, you may sell the property provided there is no clause in gift deed that the property cannot be sold till your daughter achieves majority or any other hindrance.
