I have an offer to purchase a pagdi property from a existing developer. He proposes as under :-
1. present tenant will transfer to me by agreemnt and hand over possession, and I will pay 70% of the cost without paying anything to present landlord.
2. the existing landlord and existing developer are selling their rights to mr. x (new buyer cum developer).
3. X authorises existing developer to settle with existing tenants and allot area to them.
4. Existing developer guarantees me for alloting area in redevelopment,
Please advice if I can pay 70% cost to existing tenant and take possession.

Dear S K Gupta,
Paying any monies in a tenanted property without the landlord's knowledge and consent is not recommended.
