Legal Question in Real Estate Law in Pakistan

Owner wants to my uncle to empty the building currently being used as a College (recognized). My uncle is paying tax, gas, electricity (commercial units) bills etc. The original contract expired 2 years ago and it wasn't renewed since then and my uncle have been paying the rent on month to month basis. My uncle doesn't not have time to search for new building. Around 200+ students are enrolled in college. Their future are in jeopardy in case of eviction. What is the solution under civil law or revenue law or whatever law plz advice.

once the owner reciving rent monthly after expiry it means that agreement further extended so if the owner need personally he must prove his need ,
