Legal Question in Real Estate Law in India

I have paid compounded interst @24% on my default of maintainence which actual should be21% and non occupancy charges @600per month which actually should be charged by the society @10%of maitainence. Under pressure of the society and in protest I paid all my outstanding as per society. The said charges where from 2000-2004

All where paid in year 2004..

Now as on date if I want to recover the said extra interst paid and also the extra non occupancy charges can I recover the same????? Is there any law of limitation???

Can I approach the society registrar???/

It must be within 2 years. Approach registrar and if nothing work out, file a consumer complaint in consumer forum.
