Legal Question in Real Estate Law in India

My parents wish to transfer their property in Kozhikode (Kerala) through a settlement deed. I have PAN card, voter's ID, and Driving license as proofs with me but not an aadhar card. Is it compulsory to have an aadhar card? How much money should be expected for registration and stamp paper, the government value of the property close to 50 lakhs.

Aadhar is not compulsory. Say them to gift the property. It will save money. No stamp to be paid on that.
