Legal Question in Real Estate Law in India

I want to purchase house constructed in 96 yards. Present owner bought the land(96 yards)and constructed house. Previous owner had 440 yards as a part 96 yards land sold to present owner. Previous owner got the wholeland(440yards)from her father on gift registration to only his one daughter though he was having 2 daughters and twosons. Present owner not showing that gift registration documents of 440 yards, saying we purchased only 96 yards thats y that gift registration documents not handed over to me. At present in munsipality and registration on present owner name only exist of house in 96 yards.What i have to look and cnfm to purchase house?

please take the copy of the gift deed to complete the title chain..check and verify all the documents from the authority.
