how to purchase property ( Plot in karnataka) from minor owner . If owner wants to sale his property for his own interest, but it is maintaining by his guardian

Minor can't execute the sale. The guardian can. But there are certain restriction upon the power of the guardian. It can only be sold for the benefit of the minor. If the sale is guided by any other factor,it can be challenged in a court of law by the minor after attaining majority.

Dear Sir / Madam,
A Property in the name of a minor cannot be sold till such time he / she attains majority. Even thereafter, it can only be sold with the major's consent and approval thereto.
