Legal Question in Real Estate Law in India

I have purchased a property which is under construction. I have a pre-approved loan and the disbursement will be done as per stage of construction.

What is banakhat? Is this document necessary for disbursement of loan ?? Can the builder charge for issuing the banakhat? What all points one needs to take care when making the banakhat??

if your loan is through and only disbursal is left then why the banakhat??Banakhat is the agreement to sell.you need a sale deed not an agreement to sell.
