Legal Question in Real Estate Law in

I had purchased a property in my name in the year 1974 when we lived as joint family. I got married in the year 1978 and we seperated from joint family in 1998. In the year 1986 i had written a settlement deed in my wife's name it is unregistered. Later in 1990 i had written a unregistered Koorchit for the same property in my brother's name. i had been paying property tax in my name till date. Please clarify which of the above two transaction is valid as per law?
