Q.1 if the first sale aggrement ( stamp duty and registration made) is cancelled then is the Deed of Cancellation is required to Registered in the Muncipality or Only the Notorized Deed of Cancellation is ok for that.

Q.2 if the Deed of Cancellation is not Registerd at the same time of Notory done , then is this possible to Register that Deed today ? is back dated Registration of that Cancelled Deed Ok as per Law.

deed of cancellation is required to be registered and notarized alone wont do.

Yes, notarized copy may be taken within four months of its execution for registration to the office of registrar.
