Hello, I want to ask a query regarding one time maintenance charge payable to builder at the time of purchase of property.
I have purchased a shop in shopping complex which is still under construction. Municipal authority has not issued completion certificate for the same shopping complex. I want to register the property in my name but for the same builder is asking for one time maintenance fees Rs.100 per sq.ft.
Please note that my question is about the time at which such maintenance is payable. As per my thinking such maintenance charges must be payable at the time of handing over the possession of the property to the buyer. Builder has given a verbal promise that he will complete all construction with in the period of 6 months. Should i defend my side regarding maintenance charges asked to be paid in advance?
