Legal Question in Real Estate Law in India

I am the registered GPA holder of the property [Villa] in Hosur [Royal Upkar Garden], TamilNadu. My sister [actual owner] got the sale-deed [of land]executed two years back without noticing an error in the schedule section of the document[North by: & South by: plot numbers mentioned are incorrect] which recently intending buyers of this property has brought to my notice. Now I have few question related to this:

1. When I approached seller, he says correction deed needs to be executed and cost need to borne by the buyer. Is this right?

2. What is correction deed charges ? 3. Being the GPA holder can I execute the correction deed in the sub-registrar office ?

4. Being registered GPA holder, I should have all rights to sell this property to any interested buyers right?

Kindly advice me, i am in great need of it. I shall appreciate and be thankful.
