i want to sell my flat but the society is not rejester so do we required the NOC from the builder.

Dear Sir / Madam,

Yes, if the Society is yet to be registered, you don't need the Builder's NOC if the flat is already registered in your name, but you should bring the sale deed to the Builder's knowledge.
