Sir, I want to buy a flat, but owner of that flat was expired. Legally how his wife will register for that property to a buyer.

Dear Sir / Madam,
You should ensure that since the flat Owner of the proposed flat that you wish to purchase is deceased, the title of the proposed flat that you wish to buy is first transferred in the name of the Owner's wife or if the Owner has left behind a Will, then in the name of the beneficiary named in his Will, and only then you may purchase the flat from the new title owner in whose name the flat has been transferred, so as to avoid any future complications for you.
