Legal Question in Real Estate Law in India

Sir, we have house in himachal pradesh half portion of which was unknowingly made on shyamlat land. We want to sell our house or give it on rent. as parents are very old. no one is there to look after. Please help & suggest.

Land Tenures and such things are governed by laws made by concerned State Govt. Please guided by local lawyer.
