Legal Question in Real Estate Law in India

sir,i am a resident of pune,maharashtra(since my birth). My father had a 4 acre land near mangalore,karnataka. After his death,the rtc got transferred in 3 person name: 1.(my mother)age :45,2.myself age:22 3. My sister age:13. we have to sell the land what are the documents required to sell the land and i want to know the specific procedure of minor case.(as my sister is minor,we require the court permission to sell the land.sir as we stay in pune we dont know about the laws of karnataka.so sir i request you to advice a fast and minimum time consuming process for minor case... )

Hi sir, you have to sell your property through absolute sale deed, if your sister minor not necessary to permission from court to sell the said property. Your mother represent your sister as natural guardian and next frined, In absolute sale deed required documents are; Mother deeds, Hissa tippani, survey settlement aqkarabandha extract, mutration register extract, upto date tax paid receipts, records of rights, Hisas survey, agricultural pass book, RTC, village map, succession certificate and etc... Court permission for sale of minor's property is governed by a Central Act viz. section 8 of the Hindu Minority and Gurdianship Act, 1956 and it is same in Maharashtra and Karnataka.

However, there are some ruling of SC dispensing with such a permission in case of a joint property.
