Legal Question in Real Estate Law in India

Sir/Madam

My father had agreeing to executed the registered sale deed pertaining to give 7 sites (the agreement for conversion of agriculture land to non agricultural land in 1996 in 10 Rs/- non registered bond paper) to X party. Six sites were registered to X party showed persons. but he didn't registered in his name, now after death of my father, he is claim compensation for the loss. we don't know about the things happened. whether this paper is valid in the court. or we have to give him all the compensation amount. what we have to do. now he send notice from the lawyer.

If it sale deed is registered how it can be on only Rs 100 stamp?from your narration it semis that it might be POA ,if so not to worry. Pl contact .with papers you have.
