Legal Question in Real Estate Law in India

sir/madam,

My father died intestate leaving a house (45x45)sq ft. we are 3 children , a son and 2 daughters.At present my widowed mother and myself along with my wife and son are residing in that house.Now my mother wants to divided the property among her 3 children.My elder sister wants to buy the property and is ready to give our share in cash.But other sister insists that the property be sold to a 3rd party and all of us share the amount equally. I am ok with my elder sister buying the property as I dont want to sell the property to the 3rd party due to sentimental reason. But my other sister is adament to sell the property to 3rd party. So my elder sister is asking her share as land and sell the remaining part.what should I do ?

At this time your mother is living,4 share in said property.you can sale 3/4 in total property with mother and exclude the 1/4 share for other sister.
