Legal Question in Real Estate Law in India
my tenant which was a large multinational company vacated the premises in night after tampering with electricity meter not paying rent and other outstandings. than after chasing them for several weeks they finally met me and in the meeting it was decided that they will provide me with all the relevant letters submitted to governement agencies confirming them vacated my premise and allowing me to use my building. however, even after it was agreed in meeting and after the expiry of the lease deed i still get letters from sales tax etc, hence i have not been able to use my building and obtain regaistration in my name as they still have possession of building even though symbollically. i call the company officials daily send them emails but they always just ignore, what shall i do?
in addition the above i would like to mention that the company has handed over the possesion back on 3.11.2012 after they ran away at night in october'2012 however they have still not provided me with the surrender letters from concerned government agencies and when i applied to get the registrations in different names i was advised that i cannot apply for new registrations as the previous tenant is already registered this has caused me lot of financial losses. does this give the right to me to claim rent for such time until they provide me with such nocs, please help

Dear Sir / Madam,
The Company will not pay you lease charges from the day you got the possession of the premises. Never ever make the mistake of giving your premises on Leave and License to a Company, always give it on lease only to an individual. Never ever permit the lessee to obtain any electricity connection or any other connection or license in his name during his stay in your premises. When you permitted them to obtain connections, you ought to have taken the undated surrender letters from the Company in advance while giving them the premises on lease.
