Terrace Issue-

Thank you very much for the answers. I do not see any content in the agreement stating about the terrace rights, but its mentioned the undivided share for me of XXX Sq yards. I have a doubt, can the builder make a agreement different for different flats. I was speaking to the terrace guy the other day he says, the terrace rights are with the builder and he sold to him.
My question
1. Can a builder make different agreements for each flat in the same building? if so is this a legal
2. What would be the content saying in the agreement that the terrace rights are vesting with builders or with the flat owners(Is there any text or std words which will be in the agreement)
3. If the terrace guy has a different agreement stating that the terrace rights are sold to him, can that property can be registered ?
4. How many more months/years i can hold the last payment of cheque
5. Lastly if you say legal action, can you say in a simple words(bcoz its a new to me)
Plz let me know if you need any more details. But your answers are giving me some relief, the guys in the same apartment are ditching, but the team(lawguru) on the web is helping me. Its becoming sleepless nights to me, no one comes or conduct a meeting to dissuss on this
