It is being told that i cannot sell the agriculture plot near Pune by making sale deed and i have to prepare a power of attorney .If it is so why i cannot make sale deed and whether it is safe to do power of attorney where in i will be the owner forever,which i donot want to be.

I believe, you are selling an agricultural land to an Non-Agriculturist. So in this event, it is true that you cannot execute sale deed of agricultural land in favor of non-agriculturist.

So, the person would be asking you to execute power of attorney, so he can apply for Non Agricultural Conversion of the land, on your behalf and after NA, he will get the sale deed executed in his name of in favor of person to whom he sells the NA plots.

If that is how the dealing is, then it is fine and normal. However, do not execute PoA unless you get full consideration of the land. Also get bond etc. sign from the PoA.
