Legal Question in Real Estate Law in India
The total area is having around 2 acres, out of which we are planning to buy 400 Sq yards. Couple of plots are already sold and 1 of them have already started construction and laid 3 floors over 500 sy yard.
I request you to support me in clarifying the following doubts
1) The layout plan does not match with the property document boundaries annexure. How to resolve it?
2) There are some corrections on the property paper like agreement of sale has been changed manually to sale deed. but as per the revenue records, it is showing as sale deed? Will there be any problem due to this correction?
3) The link documents are in urdu and had got translated from American Transator . Do we need to get it verified from the laywer? or is it ok?
4) Assume the property size is 60 X 60. Can we construct an apartment of Stilt + 4 floors by taking permission from GHMC (Hyderabad)?
5) If we do not want to take loan from bank. Do we stilt need to take permission from GHMC?
6) If we are not taking any loan and taking GHMC permission. do we need to leave set backs? can we utilise the entire space without leaving any setback or leaving only few feet?
7) There are 4 partners interested in buying it and get it constructed either by taking loan from the bank or by using our own money.. how do we go ahead with this? Shall we jointly register the land in our name and enter into a developers agreement with the contractor?
8) If we jointly register in our name, do we get a joint loan in our name from the bank? will it become a commercial loan or housing loan?
9) How to know whether it is a prohibited land, endowment land, or government land or a free land ?

after purchasing the property you are seeking clarifications which should have been the other way. The title should have been checked before purchasing the land. I will need to peruse the documents before I can comment on it. contact 9312411481.
