What is the validity of agreement on Rs. 10 unregistered Stamp parer for purchase of a flat?

Dear Sir / Madam,

The Agreement will be valid, but it will be deemed inadequately franked and will not be registered. For transfer of title of the property in the record of the Tehsildar / District Registrar, it is vital that the Agreement is properly stamped and registered.
