my wife and other two friends have entered an agreement with landlord for devlopment of the land in to apartment.Now my wife wants to come out from this venture.so how to come out of this

Agreement to be seen to give you a proper reply. The nature of agreement will decide that. It has to be seen to an what extent she is bound to comply with the agreement and also to see the ramification on her if she withdraws from it.
