My grandmother and my father are joint tenants to our property he is her only son but he passed away. if she dies what happens to the land?

my mother and father were the only ones living there and paying land tax etc ?? when my grandmother dies what happens to the land

Your grandmother is now the owner of the property by the law of survivorship. She can deed the property to anyone while she is alive (keeping a life interest) or she can make a Will and devise the property to whoever she wishes.

If she dies without a Will (intestate) then the land will be distributed according to the Administration of Estate Act .....legal spouse , children.....parents.....siblings and so on
