renter wil not move trailer
i have a tennant which i asked to leave at the end of the lease ,it has been six months since i asked , the person left ,never kept in conntact with us ,i have tried to get rid of the trailer which is his , do i have any right to sell it, now he has come back wanting the trailer, but owes about 700.00 dollars in back rent ,as a landlord what are my rights in this matter without the courts involvement.

I do not handle landlord/tenant cases, but I believe you would have a landlord lien, under Alabama law, on the property to cover the owed rent. Obviously, your lease language may address this issue if you have a formal lease. You would not want to do anything with the trailer until you are sure you have complied with every legal technicality; otherwise, you could give the owner of the trailer a claim for conversion. READ YOUR LEASE. It should provide for your rights under these circumstances. If fo some strange reason, it does not, you can charge the former tenant storage. When the storage reaches the value of the property, you can take the property as abandoned by the former tenant and sell it in payment of your owed rent, but READ YOUR LEASE!!!!!!!!!!!
