Change of Realty Company Before Lease Starts

In the Spring of this year, I signed a lease for an apartment managed by a realty company. I like the realty company and have lived in other apartments they manage for the past three years. Well, when moving day rolled around I went to get my new keys and was informed management of my new building had been given over to a different realty company. Don't I have a right to be informed when management of my apartment building changes? Also, is that a breach of contract, because my lease was signed with a specific realty company and I never gave any authorization to live under a different realty company?

While good manners would surely seem to indicate that they had a duty to inform you, the law places no such obligation on them.

If you look at your lease there will probably be a clause in the lease that says that the document inures to the benefit of any successor in interest and can be enforced by any successor. Just as people buy contracts for pork bellies, corporations sell contracts like leases all the time when property changes hands. Unless your lease gives you a right to protest, or a voice in the management (e.g., a condominium) then you probably have no voice in the sales of the management rights to the property.

If you have concerns, take your lease to an attorney and have him/her read it and see if there is anything you can do. That lease is going to be the document that gives you any rights you have in this matter.
