heir property

My grandmother passed away about 22 years ago. She left 24 acres of land as heir property to the family. Only one of the siblings out of 5 live on the propery and none of the others are near by. Is it any way to devide the land without the other siblings or can the 24 acres being placed in one siblings or one of the heirs name?

There's no real way to put this property in one sibling's name without involving the other siblings. If the siblings can agree to subdivide the parcels out among themselves, this procedure can be as simple as having a survey done then having an attorney draft appropriate deeds for everyone to sign and record at the courthouse. If they can't come to an agreement, the sibling who lives on the property can petition the court to partition (or divide) the property. All the heirs/siblings will be made a party to the suit since they all have an ownership interst in the property. Either way, you should consult a local attorney to assist you. Good luck!
