Probate In GA - Real Estate In AL
My father & mother lived in GA & owned real estate in Alabama. He died several years ago with a will leaving all to my mother and her as executrix of his estate. She never changed the title to the land in Alabama to her name. I have certified Letters Testamentary to my mother from GA probate court showing her as executrix of his estate.
My mother, still residing in GA, died in 2005 with a will. I am the executrix & have certified Letter Testamentary from probate of her will. So, I have the trail of paperwork from the death of my father to my mother and my mother to me as executrix.
My question is: I have someone wanting to buy the land in Alabama. Based on the laws of Alabama, am I able to sign a deed to the person buying the land granting title to them as executrix of the estate with funds being issued to the estate from closing, just as I am able to do in GA - with my signature as executrix of the estate? The first deed on behalf of my father to my mother and the next deed on behalf of my mother to the buyer? What is the procedure to sell the land and transfer it to the buyer?

You are on the right track by looking at the "chain of title". Consult with a local attorney. It may be that he/she will need some minor help from an AL attorney, just to answer a few questions about Al procedure.
