All agents under Powers of Attorney owe a duty to the other person called the Principal, and that duty would prevent them from using their power to benefit themselves. It is called "Self-dealing" and is really frowned upon by the courts.

Can a person take your property on your deathbed? I don't know if I understand the question. Before I could answer you correctly, I would need more facts. Call me or another local attorney and we can ask you the details.
