Legal Question in Landlord & Tenant Law in Alaska
I have been renting the downstairs of a townhouse for 2 and 1/2 months.(Anchorage). I signed a lease agreement for 12 months. Even though I have been absent from the
home for about 9 weeks (petsitting, etc.) my roommate/landlady wants me to break the lease because I talk to her too much and ask too many questions". My conversation with the landlady usually is a greeting in passing or comments of courtesy. My suspicion is that she is using this as an excuse because she is upset with me that I will not pay the rent in cash rather than a check. Though she cashed the checks for the deposit ($350) and the first and second month's rent ($650), she has not cashed the check for the third months rent. My rent has been paid on or before the date due. She requested the most recent rent check be paid in cash but I explained that I needed the receipt for my records. She has made it very clear that she wants me to move verbally and behaviorably (turning her tv up full volume, slamming doors at 1am in the morning, etc. ). I cannot afford to do so both in terms of time and money. What are my alternatives?

You don't want to leave? Don't leave.
If she wants you out of the lease get her to buy you out - for what it's worth to you.
In the mean time you are doing the right thing by always paying by check. If indeed she wants to evict you she would have to do it by claiming you have violated the lease. One way to do that would be to claim you haven't paid the rent on time. So continue paying by check as proof.
