Legal Question in Landlord & Tenant Law in Alaska

here is the sitch..this man was selling a small portion of land to another man. the buyer has not been paying its been a couple years since any payment was made so the seller buyer deal was off but man never left (the seller by the way is a disabled vet with only one leg bieng cared for by his 75 yr old mother) well the state ends up forclosing on property for back taxes but tthe mother pays off taxes and seller then quick deeds property to his mother before he died. she then percedes to evict the buyer for non payment.His lawyer claimes that he had a deal with buyer,and he doesnt owe the mother now the owner any back $ because she didnt own the land between 2007 and 2010 the state did,and besides how did he know she owned it. anyway he produced 2 reciepts from 2009 and a hand written sort of agrrement that was written early 2000,so I am wondering since his lawyer used the argument that he didnt owe her anything because the state owned it at the time. his reciepts would be invalid since they were written during the time the state owned the land would they not? he also said the price changed on the land so wouldnt he need a different land agrreement since the deal was redone (in his words) he was told to leave a long time ago but with the on going sickness it was put on hold cuz they didnt want to upset the dying vet. this guy is trying to steal the land and rip off the 76 yr old women and as soon as the guy died jumped on the chance to do so

I see that you are in or near Wasilla.

Normally, the state wouldn't have foreclosed on the property. The borough would have.

In any event, the mother has gone to court to evict the former buyer? Did he have a written contract to purchase the land from the deceased seller? It appears that he breached this contract a long time ago and therefore the contract is not enforceable. If so, the mother can have him evicted, assuming she complies with Alaska's F.E.D. statute.
