joint ownership in property and a will

I have joint ownership in property with a sibling.I do not reside in the house but he does with his girlfriend,in the case that one of us were to pass on are we entitled to will our half to whom ever we wish ?there is still a mortgage on this house or does the title automatically transfer to the surviving owner?

Your ownership is burdened with mortgage charge . in case you are sble to satisfy mortgage charge your mortgage would be redeemed and as regards your sibling he has to repay the liability under mortgage without whcih property can't be stated to be free
