Commercial sublease
I am subleasing an office in a suite. I am paying 2/3 of the rent for an office and the common areas. I am a psychologist. The other person is a massage therapist. For a variety of reasons, the atmosphere created by the massage therapist is not conducive to my clientele's privacy and other needs. He plays talk radio throughout the suite - I have to repeatedly ask him to turn it down. He sits in the front office and discusses massage therapy with my clients as they wait to see me. He places signs stating ''no perfume...''
Also - he added $35 to the lease to pay for telephone costs. I am not able to use the phone - it is not in a private area.
I signed a 1-year sublease. Do I have any methods available to end the lease?

Yes, you can terminate the lease if your lessor(the tenant/lessor) does not provide you with the quitet enjoyment of the premises that you rented. The noise and other factors make the premises unusable by you and that is good grounds to terminate your lease. You have to give notice to your landlord and take action properly to establish the facts and your grounds for terminating your lease.
