Search Warrant

I was wondering what the proper procedure is for searching an area. In the discovery letter it states by the detective. ''I was in route to the apartment with the search warrant when I got a call advising me that the search team was already in the apartment.'' Is this legal? Does the search warrant have to be present when searching the site or is it alright as long as there was one issued?

Do they need to have your permission to search the apartment or can they just go in as long as they have the search warrant? Im just trying to fill the holes in this investigation.
