Breakng up with Girlfriend who gets the house?

My Girlfriend and I are going to be breaking up after 13 years. Currently we own a home together and have been in that home for 3 years. She feels I should pay her 50% of the equity even though we never got married. I recently refinanced and took her name off the loan. Any idea as to what the laws in AZ would be if she was only contributing about 35% of the household income but shares title on the deed? Would she be entitled to 50%?

Arizona law requires that property held in Joint Tenancy is divided in proportion to the contributions, thus she would only be entitled to 35%.
