Legal Question in Landlord & Tenant Law in Arizona
Air Conditioning
I live in Phoenix, Arizona and I pay on a month to month basis. The temps here are still in the upper 80's to Lower 90's. Is it legal for the Landlord to turn off the air conditioning. I also have a big gap in my one screen I have and can't open it because of bugs. I have asked for this to be repaired several times. SO now the air is off and I can't even open my window.

If you haven�t taken action yet, you can check the forms at http://www.coconino.az.gov/lawlibrary.aspx?id=2140 for the DEMAND FOR LANDLORD TO FIX PREMISES AND LAWSUIT FOR DAMAGES. If you don�t live in Coconino County, just change the heading to the county where the law suit will be filed. You would be filing in the Justice of the Peace district where the rental property is located.

Check your rights under Arizona law by clicking on the information contained at http://www.supreme.state.az.us/info/brochures/landlord.htm. Depending on your income level, you might want to consider writing a letter to the landlord about the problems. A request for repairs needs to be in writing. You may qualify for Legal Aid, check out the office near you at AZLawHelp.org site or http://www.lawhelp.org/AZ/StateDirectory.cfm/County/%20/demoMode/=%201/Language/1/State/AZ/TextOnly/N/ZipCode/%20/LoggedIn/0/directory/all/searchletters/byname. Check out the time line after you've requested repairs, so if they are not completed you can use "self-help" and have the repairs done yourself.
