Legal Question in Landlord & Tenant Law in Arizona
We are breaking our lease at the end of the month because we bought a house. We are required to pay the rest of our lease up front. We have nine months remaining on our lease. I understand they are allowed to ask for it, but is there a limit on how many months they can ask for. Since we live in student/family housing they will be able to get another renter before the nine months. Can they really charge us for the full nine months even if they get another renter say three months from now?

The landlord has a duty to mitigate damages and must rent your apartment if they can. You, too, can try to rent the apartment to someone else and assign your lease to them, with the landlord's acceptance of the assignment or with them making a new lease. Look at the AZ Landlord Tenant Act, available at any Justice Court.
