Co-signer questions

My son's grandmother co-signed for his apartment and she recently became very ill. If she passes what will happen to his lease. Also, the apt. complex allows pets and he wants to add a cat to his lease. Would the grandmother be required to resign the lease? And what if she is not able to sign again?

If she were to pass away, Grandma's estate would be liable if "sucessors and Assigns" or "heirs" language is in the lease; otherwise, not. On the issue of the pet, because landlord allows a pet, adding a pet seems more of an information issue. Ideally, the landlord would just add a responsibility memo in the file and not sign a new lease. If the landlord requires a new lease then of course grandma will have to sign. Many times leases allow changes without guarantors or the accomodation party's signature, so if grandma is essentially a guarantor, she would be liable without notice. (No easy answer on anything is there?).
