A buyer at foreclosure must honor the lease agreement in full, unless the buyer intends to occupy the house, and then the tenant has 90 days to leave. There is nothing to stop the buyer from offering money to the tenant to leave before his lease is up. It is up to the son to negotiate with the new owner.
