Legal Question in Landlord & Tenant Law in Arizona
A prospective tenant has asked me to include all utilities, cable and internet service in our monthly rent. What is my recourse if they fail to pay rent? Can I limit my liability somehow?

You will be liable for the utilities and services, as the accounts will be in your name alone. Your recourse is to sue the tenant for the rent. The way that you limit your liability is with a very large security deposit, and that is limited by the AZ Landlord Tenant Act.
