On a commerical lease how long does a landlord have to return a deposit to tenant?

You would need to look to the language of your written lease. Sometimes there is a timeline written into the lease. You should make a formal written demand for the return of the security deposit and either hand deliver or mail it to the business address with a Green return receipt card for the owner to sign. Although the statutes in Arizona for a residential lease, under the Landlord Tenant Act (A.R.S. �33-1321) require a landlord to return the security deposit within 14 days, there is no similar law for commercial leases. If the landlord refuses to return your security deposit within a reasonable amount of time (there is not set number of days) you could file a civil action in the Justice Court, if the total amount of the case is less than $5000.

For commercial leases, the lease agreement normally provides the time frame for returning the security deposit. Unlike residential leases, there is no statute stating the required time period to return the security deposit.
