Legal Question in Real Estate Law in Arizona
does an agreement for deed supercede a purchase contract
if a home did not appraise near the asking price on the contract and therefore the buyer wishes to cancel the contract does an agreement for deed override the initial purchase contract? If the contract is cancelled under the appraisal contingency and loan contingency in the purchase contract would that not also cancel the agreement for deed coming from the contract and make the agreement for deed irrelevent?

I can't answer this without seeing the contract.

I do not see how you could possibly get any opinion on a contract or contracts which are not in front of the reviewer. Also, you describe the "contract for deed" as if it is a separate contract than the "initial purchase contract," which is hard to understand.
You need to present all your paperwork and facts to a real estate attorney. You might consider Brian Blum in Mesa, Arizona.
Good luck.
